our workflow

RESEARCH

We begin with a consultation to understand your project needs, goals, and budget. Our team will work with you to determine the scope of the project and any challenges that may need to be addressed.

When you’re ready to take that first step and reach out to us, we'll be ready to address your inquiry and help answer any questions you have about designing and building your new home.

Our initial conversation is your opportunity to ask us any questions and discuss the ideas you have for your new home.

After an initial discussion about your new home, your land, your budget, and your design ideas, we will schedule our first meeting together.

Based on your scope, we’ll also show you some of our similar completed projects so that you can get a better idea of what will be involved in the construction of your new home.

Have your budget in mind at this stage so we can help you achieve the home you love while staying on budget.

Once we’re clear on your design ideas and desired budget, we’ll provide you with an estimate so that we can start developing concept designs.

DESIGN

Once we have a clear understanding of your project goals, our team will begin designing and planning your project. We work with you to develop a design that meets your needs and budget, and ensure all necessary permits are obtained.

After discussing your specific project and refining your budget, you can choose to proceed with a concept design package from KYAL.

These designs are completely customized for you based on your specifications, budget, and land requirements, and include custom 3D renders and floorplans.

The process involves a collaborative meeting between you, our building designer, and our licensed builder before we begin drafting.

Once you are happy with the design of your new home, you can proceed with a PBA.

This step allows you to get a fixed price for your new home, including all the fixtures, fittings, and details you actually want, by going through a process known as ‘selections’.

Depending on the size and scope of your project, preparing a fixed-price proposal typically takes anywhere between 30 to 50 hours of work. We need this time to accurately estimate the amount of materials required and to calculate the expected hours of labor needed for the construction of your new home.

Also included in this process are detailed engineering drawings, completed working drawings, and the process of lodging all necessary permits.

This can be a lengthy process; however, it’s crucial to get this step right so that you end up with a contract proposal that includes everything with no hidden surprises.

Once your fixed-price proposal has been prepared, we’ll meet with you again to go through all the details and inclusions together.

Once everything is understood and agreed upon, you’ll be able to sign the construction contract. At this time, you will be required to pay the 5% deposit.

BUILD

Our experienced team of contractors will work diligently to bring your project to life. We use high-quality materials and follow strict construction standards to ensure your project is completed to your satisfaction.

This is the part where we finally get to break ground and turn your concept into reality.

Depending on the scope, construction may sometimes require the demolition of an existing structure before the actual construction of your new home can commence.

We will schedule regular site meetings to walk you through every important step of the construction process so you are satisfied with every decision you’ve made.

Finally, the day you’ve been waiting for is here! This is the day you will receive the keys to your brand new home.

Prior to handover, we will perform a series of quality control measures to ensure your new home meets the highest standards and is free of any construction defects.

It’s important to us that you feel 100% satisfied before we leave you to enjoy your new home.

To maintain the wonderful relationship we’ve built with you over the months of working together, we’ll keep in touch regularly to ensure you’re still thrilled with your new home.
